Electrical Installation Condition Report (EICR)
An Electrical Installation Condition Report (EICR) checks the safety of a property’s fixed wiring and electrical systems.
- Legally required every 5 years
- Must be performed by a qualified electrician
- Tenants must be given a copy before moving in

Gas Safety Certificate (CP12)
If your rental includes gas appliances (boiler, hob, fire), you’re required to provide a Gas Safety Certificate (CP12).
- Annual inspection required
- Must be conducted by a Gas Safe registered engineer
- Certificate must be given to tenants within 28 days
